Question 2

What should I check before buying?

Accepted Answer

Ask for a recent extract from the Public Registry: it shows the registered owner and any mortgage or other restriction on the property. Have an independent lawyer in Georgia review the deal before you pay a deposit.

Question 3

What do black frame, white frame and green frame mean?

Accepted Answer

They describe how finished a new-build flat is at handover. Black frame is the bare shell: outer walls and roof, with no plaster or interior finishing. White frame adds plastered walls, screeded floors, windows and connections for water, electricity and gas, ready for your own finishing. Green frame goes further, with walls and floors prepared for paint and flooring. Developers define each level differently, so ask for the written specification.

Question 4

Which areas does Realio.ge cover?

Accepted Answer

Listings can come from anywhere in Georgia: Tbilisi districts such as Vake, Saburtalo and Mtatsminda, Batumi and the Adjara coast, the ski resorts of Gudauri and Bakuriani, Kutaisi, Rustavi and the regions.

Question 5

Can I get a mortgage?

Accepted Answer

Ask your bank about eligibility, the deposit and repayment terms. The mortgage calculator on a listing page is an illustration, not a loan offer.

Question 6

Which languages and currencies can I use?

Accepted Answer

Realio.ge is in English, Georgian, Russian, Arabic and Hebrew. Prices are in Georgian lari (GEL), and you can show them in US dollars, euros or British pounds; these are indicative conversions. Many sellers in Georgia quote in US dollars, so agree the currency and final price with the advertiser.

Question 7

How does Realio.ge handle my data?

Accepted Answer

Your saved homes and preferences stay in your browser. See our privacy page for connected services, or contact legal@realio.ge.
